Irvine is a master-planned city built out under Planned Community zoning since its 1971 incorporation, and its more than 40 villages span very different construction eras. Established villages like Woodbridge, Northwood, and Turtle Rock date to the 1970s and 1980s and often have original panels that need evaluation before adding EV charging, while newer villages such as Great Park and Portola Springs feature modern electrical systems already built for smart switches, home automation, and higher-amperage service. Electrical permits, including panel upgrades and new circuits, are issued through the City of Irvine Building & Safety Division, and most residential electrical work requires a permit unless it falls under limited repair exemptions. Irvine sits within Southern California Edison’s delivery infrastructure, and the city was a founding member of the Orange County Power Authority, a community choice energy provider that sources power delivered over SCE’s grid. Demand for EV charging installations is especially high in Irvine given the city’s newer housing stock and strong adoption of electric vehicles.
