Pasadena has one of the largest concentrations of Craftsman housing in Southern California, and it shapes what our calls look like. In Bungalow Heaven, a landmark historic district of more than 800 small Craftsman homes built mostly between 1905 and 1920, we regularly find original wiring, undersized panels, and knob-and-tube remnants that need careful, code-compliant upgrades without disturbing the home’s protected character. Linda Vista, built up in the mid-1940s to early 1950s to relieve postwar housing shortages, has mid-century wiring that’s now due for modernization as owners add EV chargers and home offices. Pasadena runs its own electric utility, Pasadena Water and Power (PWP), rather than Southern California Edison, and any new or upgraded electric service requires PWP’s Electric Service Planning review. Building and electrical permits go through the city’s Permit Center within the Planning & Community Development Department at 175 N. Garfield Avenue. Hot inland summers push air conditioning demand hard in Pasadena’s foothill-adjacent neighborhoods, which is a common reason older panels start tripping.
