Mission Viejo is one of the largest master-planned communities in the country, developed by the Mission Viejo Company starting in 1966, and its original neighborhoods around Lake Mission Viejo, such as Cordova and Montiel, hold some of the oldest panels and wiring in the city. Curvilinear streets and family-oriented tract design from that era mean many homes still run on original service that predates modern EV charging or added kitchen and home-office circuits. Electrical permits, including panel upgrades, rewiring, and new circuits, are issued through the City of Mission Viejo Building Services division, and the city’s review tends to be stricter than baseline code with fewer blanket exemptions, so most electrical projects need a permit. Southern California Edison provides electric service throughout Mission Viejo. Because so much of the city’s original housing dates to the 1960s and 1970s, panel evaluations ahead of central air, EV charger, or remodel projects are among the most requested services we handle here, particularly as summer heat increases demand on aging systems.
